Who we are
Welcome to OPENWORKS, we’re your friendly neighborhood developer.
We work at the intersection of urban design, real estate development, and community building.
Our mission is simple: we're focused on creating urban development projects that improve the value of the public realm.
LET'S TALK REAL ESTATE DEVELOPment...
In short - we believe vibrant, accessible, walkable, and connected urban fabrics create more value for everyone.
We specialize in creating, as well as connecting, these environments. Where other developers focus expressly within the bounds of their site, we leverage a larger scale perspective - working to create strategic development opportunities which introduce needed community amenities, create better public spaces, improve access to transit, and increase affordability to a broader constituency.

HOW WE WORK
We value strong partnerships. We benefit from collaborating with everyone from large institutional clients, to local community groups, to joint-venturing with other real estate developers. We firmly believe when different stakeholders come together towards mutually-beneficial goals, the upside is greater for everyone.
We also work hard to stay community-oriented. We recognize the important impacts arts and expression make in our neighborhoods and thus choose to collaborate with local musicians, artists, thinkers, and craftspeople where possible.
WHAT WE DELIVER
We’re streamlined. We carry the weight of the urban planner, architect, and real estate developer all in-house. Design is important, but so is implementation. Working this way allows us to "quantify" design decisions, identifying their cost-to-value impacts on a project. This approach widens our projects' impacts and economizes their deliveries.
When we partner, we offer the following services:
- Market Analysis | Cultural Analysis | Spatial Analysis
- Entitlement Study | Project Feasibility
- Masterplanning | Schematic Design
- Real Estate Financial Analysis | Implementation Strategy
- Rendering | Visualizations | Marketing Materials
- Development Administration | Project Management
